Dear Arrowhead Sunrise Homeowner:

NEW PROPERTY MANAGER: (same management company)
The Board would like to announce that effective May15, 2003 Jenny Averett will be our new Property Manager. Barb Hightower has served as our Property Manager for the past year and we thank her for serving our community. With the feedback that we have received from residents as well as the discussions the board has had with the owners of Arizona HOA Management Company, the Board feels confident that this change will be a positive one for the community. Jenny is responsive and anxious to serve our neighborhood! Welcome Jenny!!

WHERE YOUR MONEY GOES:
As you are aware, your community has monthly assessments of 41.00 per month. Every year, before the Annual Meeting in December, the board distributes the proposed annual budget for the next year. The assessments are determined by examining the prior year(s) expenses and forecasting what they will be in the coming year. Each Member of the community is assessed their equal share to cover the annual expenses. The Board has worked very hard to ensure the community is operating efficiently. It was just 2 years ago when the Board included a specific reserve allocation into the fee structure. This had not been done in prior years. In just two short years we went from operating with a deficit almost every month, to paying our bills on time and having funds available for the reserve allocation. The reserves are set up to plan for large dollar costs the community will incur for inevitable future maintenance. While this fund is still in the building stages, we envision this will help prevent the need for special assessments.
Some of the actions the board has taken to improve our financial situation are as follows:

$$ Hired new management company

$$ Hired new landscaper

$$ Hired new pool service

$$ The Board tries to find creative ways to save money.
For example, the Board buys pool chemicals to avoid the large percent markup (sometimes twice the cost of the chemicals!) most pool services have. In addition, we hired a pool service that affords us the opportunity to purchase our own chemicals (some contracts prohibit it).

$$ With the help of our new management company and the lawyer's office they recommended, the Board has been able to collect hundreds of dollars in unpaid assessments. Prior companies were not nearly as aggressive, so this change has really paid off.

$$ When it comes to maintenance and repairs on the property, the Board instituted an approval process to help alleviate unnecessary costs.

POOL SAFETY:
As the recent temperatures indicate, it's definitely pool weather! We are doing our best to ensure the pool area is in proper condition this summer. However, we have had incidences of glass marbles and rocks thrown into the pool and pool area. These items can cause pool damage as well as potentially injure someone. Should you know of or witness any inappropriate usage of the pool area, please contact the Management Company (you may remain anonymous).
Just as a reminder here are the community pool rules:

*No Glass in Pool Area *No Pets Allowed *No Running or Horseplay

*No Persons under the age of 16 allowed in *Only swimwear allowed in Pool
the pool area without a parent or an adult
that is 18 or older. *Shut the gate completely when
entering or exiting the pool area.

Most importantly: WATCH YOUR KIDS AROUND WATER!

PARKING:
Parking is not allowed on the street. We understand that at times this maybe unavoidable, however, please be aware that street parking is prohibited since it also is a fire lane. Guest Parking areas are designated for guests! Please refrain from using guest parking as additional personal parking spaces. This only contributes to our current parking problems. New measures are being investigated to continue addressing this issue. If anyone has any ideas or proposals, please let us know.

BOARD MEETINGS:
The monthly Board of Directors Meetings are regularly held the FIRST Monday of each month at 7:00pm at the Arizona HOA Management office located at 2432 W. Peoria Ave. Suite 1121 Phoenix AZ 85029. Homeowners are welcome! If you plan on attending the meeting, please call in advance to confirm the time and location.
